What happens behind the Real Estate Sign?

Some Ventura County sellers may think that all we do is put a sign in the yard and voila, an influx of great offers come in and the celebration begins.  Oh how I wish.

Here is a list of action items take place behind the For Sale Sign, generally speaking for a standard sale.  


1. Interview sellers, get motivation to sell, time frame to sell, get information about the home
2. Research property description
3. Research subject property
4. Research previous sales activity in MLS and tax records
5. Research competing listings
6. Prepare a comparative market analysis
7. Obtain property building information from original builders, if applicable and available
8. If necessary order prelim report
9. Review market overview and statistics
10. Prepare pricing presentation
11. Review and discuss with sellers their wants and needs
12. Prepare and review the marketing agreement
13. Prepare and review the listing agreement
14. Prepare and review the seller’s disclosure documents
15. Discuss seller preparations necessary to market the property
16. Prepare detailed disclosure for seller with regards to showing of the property
17. Prepare marketing including features and benefits of property
18. Stage property for pictures
19. Input details into MLS
20. Obtain keys from seller, get extra keys made, if needed
21. Install lockbox, making sure keys work
22. Input listing into my website, company website, craigslist, realbird, active rain, listingbook, trulia, zillow, Realtor.com to name just a few
23. Schedule broker tour, if applicable
24. Schedule open house, if applicable
25. Broadcast listing to office agents
26. Set up IVR line
27. Set up QR
28. Order flyers
29. Install flyer boxes
30. Install sign and riders if applicable
31. Obtain mailing list for “Just Listed” postcards
32. Order “Just listed” postcards
33. Mail out “Just listed” postcards
34. Communicate to seller when listing goes live
35. Answer the calls from buyer agents and coordinate showings
36. Call buyers agents for showing feedback
37. Communicate with sellers at least once a week about the interest and activity for their home
38. Reduce price as illustrated in the marketing agreement until an offer comes in
39. Present all offers to sellers, advising the sellers of what the terms are and what that will mean to them.
40. Prepare counter if applicable, continue negotiations until both parties accept
41. Call buyers lender to verify approval letter and proof of funds
42. Open escrow
43. Change status of listing on MLS and other websites
43. Distribute sellers disclosures to buyers agent
44. Notify seller of home inspection date and time
45. Track contingency dates
46. Review and return escrow paperwork
47. Prepare CDA and get signed
48. Order termite inspection if applicable
49. Review termite inspection, if applicable
50. Schedule termite work, if applicable.
51. Review and negotiate request for repairs with seller, if applicable
52. Schedule appointment with appraiser
53. Call to buyers lender re loan status
54. Confirm appraisal completed
55. Remove contingencies
56. Communicate to sellers current timeline for closing
57. Verify all seller agreed to repairs are done
58. Schedule with seller for buyers final walk through
59. Communicate recording of documents and closing to seller
60. Obtain all keys, garage door openers, etc from seller
61. Congratulate buyers agent and communicate where the keys will be
62. Remove For Sale sign
63. Change status to sold in MLS
64. Change status to sold on all websites
65. Send thank you note to seller
66. Order “just sold” postcards
67. Mail out “just sold” postcards
68. Update client information in database
69. Review Closing package
70. Sign completed file in office
