When looking at potential homes, it is helpful to conduct a Comparative Market Analysis to determine whether the home is worth its asking price. This is affected by many things, including the seller’s disclosure, which will let you know anything important about the home that could affect its value. I can provide a CMA for you.

Professional inspections area are a good way of knowing for sure what you are getting into with a home purchase. In some cases, the seller has had inspections done recently, and records of these will be made available to you. You may want to hire an inspector yourself, just to be sure. I can provide a list of home inspectors that the buyers can call and interview. I do like to be present at the home inspection.

If the inspections reveal the need for repair, you will have to decide if you want to go forward with the transaction. Please remember that property in CA is sold “as is” and sellers do not have to respond to a buyer’s request for repairs, the buyers do have a right to back out of transaction if the repairs items are more than they care to take on themselves. This “sold as is” is strict when it comes to short sale and bank owned listings. Each property or transaction will differ depending on the seller and the overall situation.
